GENERAL INFORMATION

AVAILABILITY, PRICES & BOOKING - Can be found on our live website AVAILABILITY page. We have a three night minimum booking policy however you can book for less at the three night cost. Booking confirmations are sent to you automatically at the time of payment by email / SMS.

ACCOMMODATION - We have two bedrooms both of which can be offered as double or twin - maximum occupancy 2 persons per room

PAYMENT - A 20% deposit is taken at the time of booking by card or BACS - the balance is due no less than 30 days prior to arrival (see Terms & conditions for full details) We pre-authorise a security deposit of £100 on your card one day before you arrive and it is cancelled within 3 days of your departure

CANCELLATION POLICY - More than 60 days notice = full refund / 30 - 60 days notice = loss of deposit / less than 30 days = full payment due (see terms & conditions for full details)

WHAT IS INCLUDED - All linen, towels, toiletries, heating, electricity, WiFi, Sky HD TV incl. Sky Cinema (x2), kindling, firelighters, logs and basic cleaning products including dishwasher and washing machine tablets

ARRIVAL & DEPARTURE - We ask guests to arrive from 4pm onwards and to vacate by 10am on the departure day. We live next door and we always like to be on hand to welcome guests and show them around.

LOCATION - We are situated between Haddington and East Linton down a private road just off the A199 twenty miles south east of Edinburgh. East Linton (2 miles) is the closest town for groceries, pubs, restaurants, post office, farm shop and our new station where you can travel to Edinburgh (30 minutes), Drem (5 minutes) Dunbar (5 minutes) Edinburgh Airport (30 miles)

Haddington (2.5 miles) is a larger town with supermarkets, pubs, restaurants, banks, post office, carry outs. There are bus stops for both directions on the A199 just a 6-7 minute walk from the cottage and there are local taxis should you need. For guests without a car we can offer to pick you up from the bus stops or East Linton station on arrival or departure

ACCESSIBILITY - The cottage is not wheelchair accessible due to two small steps at the front door

FLOORPLAN - We have attached accurate scaled floorpans of the ground and upper floors of the cottage - you can see these under the main website heading FLOORPLAN. The guest area of the cottage has been specifically designed for short-term letting and as such was recently completely re-formed with state-of-the-art underfloor heating, all new wiring, plumbing and decoration and is completely separate from our own living area - guests have their own dedicated front door (and back door) We do not overlook any part of the guest area so guests have complete privacy

CHILDREN - Sorry but we cannot accommodate children at present

PARKING - Free parking - one space next to cottage with other spaces just 25 metres from the cottage. We do not have a dedicated charging point but guests can use their own portable 13 amp mains EV charger connected to our metered socket for an extra charge (at cost) by arrangement. Alternatively the closest public charging points are in East Linton village (3 points) and East Linton Station (18 points)


FACILITIES

Underfloor heating - to all ground floor rooms (except porch) - each room thermostatically controlled for optimum comfort provided by eco-friendly Air Source Heat Pump / all windows and doors are double glazed and have modern security features


Keyless Front Door - we provide a digital key fob for guest use during your stay

Porch - for storage of coats, muddy boots, golf clubs etc.

Bathroom - underfloor heating - digital shower with rainfall rose and multi-function hand spray / heated towel rail / heated & illuminated mirror with shaver/ electric toothbrush point / luxury Christy bath sheets, hand towels and facecloths / quality soaps and shampoo

Bedrooms - both bedrooms can be offered with double or twin beds. Both are carpeted & have electric WiFi enabled heaters that are set to automatically warm the rooms at certain key times of the day however they can be manually adjusted by our guests. As well as chest of drawers in each room there is a large wardrobe on the landing between the rooms for hanging extra clothes, storing empty suitcases etc. and extra guest pillows.

Kitchen - Fully equipped kitchen & snug with underfloor heating, induction hob, electric oven, microwave, fridge with large freezer compartment, bean-to-cup coffee machine / toaster / kettle / cafetière / full compliment of crockery, cutlery, glasses and cooking utensils / breakfast bar / washer-dryer / dishwasher / wood burning stove / 32” Flatscreen HDTV+SkyHD (incl. Sky Cinema) / bluetooth+WiFi music streaming unit / fire extinguisher / iron & ironing board / drying frame / heat & CO2 detectors

Garden Room - underfloor heating / dining area with six seater dining table and chairs + lounge area with 3-seater leather recliner sofa / two individual armchairs / 40” Flatscreen HDTV+SkyHD (incl. Sky Cinema) with Soundbar which has Bluetooth streaming

Outside - leading from the garden room is a large decked area (17 sq.m) with outdoor dining table and reclining seating with full size cushions, led lighting and a view of attractive private garden which is tastefully illuminated at night / BBQ including charcoal / power sockets for portable appliances / outdoor seating to front

PETS - we cannot accommodate pets at this time

WIFI - we have a Starlink satellite broadband connection which offers whole property high speed and is reliable
